General information about properties in Samos.
Since 1995, the Town Planning legal directive of the government issue, ÖÅÊ 100, volume D 27.2.1995 has divided
and applied Zones controlling built up areas ( Z.O.E.) on the island of Samos which defines the minimum limits for
the partitioning of land and building limitations for each particular area of the island.
The following is valid as regards
the general basic terms of building (of course, according to the Zone) for the areas outside the town limits and village
limits.
a) Minimum partition of ground 4.000 m2.
b) Maximum surface of the building 200 m2.
c) Maximum allowed height of the building 10,5 m with a compulsory tiled roof of maximum inclination of 30%.
d) Minimum distance from the boundary of the ground for the construction of a building 15 m.
The following is applicable for the general basic terms of constructing a building within the town limits and village
limits:
a) Minimum size of ground allowed to build on 300 m2 except if there is already existing ground facing the road
inside the town limits or village limits.
b) 70% maximum coverage of the plot by the building.
c) Minimum distance from the boundary of the ground for the construction of a building 2,5 m.
d) Maximum height of the building 7,5 m with a compulsory tiled roof of maximum inclination 30%.
In general, all of the property on the island of Samos has an objective value since it is based on supply and demand.
The commercial value of each property outside the town limits or village limits does not depend on its condition but
on its location.
The Planning Permission Authorities of Samos must approve the construction of a new building on whatever piece of
land or the renovation of whatever existing building.
